Staging For Successful Sales

It’s hard to conceptualize open space and, for a lot of people, the ability to do this doesn’t exactly come naturally. This is why we stage homes for sale—it is a highly efficient tool to ensure that potential buyers are able to envision their lives within the space. Even if the décor isn’t precisely what they want, they’re able to see how to effectively use the space to cater to their needs. Staging takes the thought of “what if” into the reality of “we can”.


So, what exactly does it take to properly stage a home for sale? Not as much as you’d think. Staging can be done in a few ways; You may have some great furniture and décor to work with, where you can rearrange, re-organize, and tidy up to create a welcoming space. Maybe you’re working with a blank canvas and will need to utilize a staging company to fill the rooms. Or, perhaps there are a few good items in the home and it’s more a matter of integrating some key elements and décor to spruce things up. In some cases, you don’t even need physical items—you can simply engage a company to virtually stage the spaces. Virtual staging can range in price but it’s a great no-fuss way to transform a room without having to move any furniture.


For traditional staging, there are plenty of amazing home staging groups in Vancouver who can send in a team to transform just about any space. That said, if you’ve got a keen eye and you’re willing to take on the challenge yourself, you can also rent items from staging companies and put your own personal touch on the home. When staging, there are some key items to remember:


  1. Keep surfaces clean with minimal clutter—definitely stow away that knife block and put all the toothbrushes into the bathroom cabinet. Unless you have a really nice toaster, it’s best to put that away into a drawer. Things that aren’t as moveable, like a Nespresso machine, are fine to keep in sight, but try to move as much as you can off of the counters and horizontal spaces. Minimal is the key here!
  2. Neutral colours are your friend—nice, light and neutral colours will help open a space, even if it’s small. This also allows for prospective buyers to use a bit of their imagination to envision some accent pieces or additional furniture. It can also help make a small room look bigger.
  3. Big couch, little room is a big no-no—if you’re staging from scratch, make sure that the furniture is the appropriate size for the room. Don’t stuff a king-sized bed into a small room, just because you can. Putting the right sized furniture in the room sets the expectation for the buyer and makes for a more realistic view of what exactly they can put in there.
  4. Check your lightbulbs—a great way to take away from a beautiful room is having a light bulb burnt out right over your dining table. Make sure all light bulbs are in working order, and when you have someone scheduled to view the space, turn on the lights and open the blinds. The space will truly shine when illuminated!
  5. A fresh coat of paint works wonders—if you have the time and resources, a new coat of paint on the walls will really benefit the space. Get rid of small scuffs and imperfections for a relatively low cost. Also, potential buyers will be happy to know that it’s been recently painted.
